Revenue alone does not show whether a property is performing well. Two months with the same top line can have very different occupancy, average rates, distribution cost and operating expenses.

Occupancy: how much available capacity you sold
Formula: sold nights ÷ available nights × 100. High occupancy can still be weak if the rate needed to fill the property is too low.
ADR: average revenue per sold night
Formula: room revenue ÷ sold nights. ADR measures achieved rate but ignores empty nights.
RevPAR: rate and occupancy in one metric
Formula: room revenue ÷ available nights. Empty nights therefore reduce the result.
Commissions and expenses: move from revenue to result
Example: €9,000 revenue, €1,350 OTA commissions and €2,100 operating expenses leave a €5,550 management result. It is not taxable profit; it is operational control based on what you record.
Read the metrics by period and unit
